In the name of God Amen, the twenty ninth day of June one thousand seven hundred twenty and eight, I Zachary Watts, of the Parish of St Stephens in Branwell, mason, calling to mind the mortality of my body and knowing that it is appointed for all men once to die, do make and ordain this my Last Will and Testament in manner and form following, that is to say, principally first of all;

I give and recommend my Soul to the hands of God that gave it and my body to the earth to be buried in decent Christian burial at the discretion of my Executrix hereinafter named and as touching such worldly estate, wherewith it has please God to bless me with in this life.

I give bequeath and dispose of in the following manner and form:

Item. I give and bequeath to my son Richard Watts, my estate at Landgeth, provided he shall pay one half of the fine and two pounds a year to his Mother quarterly by even portions yearly and every year during her life. But if he shall neglect or refuse to pay one half of the fine and yearly rent of two pounds to his Mother, then my will is that his Mother, my wife, Jane Watts shall have my whole estate of Landgeth at her own disposing during the term of her life;

Item, I give more to my son, Richard Watts, my black mare;

Item, I give and bequeath to my beloved wife Jane Watts, whom I make my whole and sole Executrix of this my last Will and Testament, my estate at Padsto? (Padstow), called by the name of Fover Gattes (?) during the term of her life;

Item, I give more to my said wife, the estate that I now live in during her life, together with all other, my goods, cattels? and chattels by her freely and absolutely to be possessed and enjoyed and I hereby revoke and disannul all former Wills and bequest whatsoever by me formerly made declaring this and no other to be my last Will and Testament.
