This is the last Will and Testament of me Walter Rayment of 12 Homestead Road Fulham SW6 retired Foreman of Works. I give everything of which I die possessed to my wife Martha Jane Rayment and appoint her sole Executirx. In the event however of my wife predeceasing me and my not making any other testamentary disposition I appoint Florence Amy Leggett and Lily Hoad Executrixes and Trustees of this my Will and desire them to make payment of all my past debts funeral and testamentary expenses as soon as convenient after my decease and give each of them a legacy of Fifty pounds free of duty as a slight recognition of their services. I give and bequeath to my Trustees all my household furniture and domestic and other effects of a like nature to permit my daughter Gladys Phoebe Rayment to have the use and enjoyment thereof for her life (subject however as hereinafter mentioned), my Trustees keeping the property insured against fire and in good repair it also being my wish that an Inventory of the furniture and effects shall be taken and a copy kept for reference later on. In the event of it being necessary to make other arrangements for my said daughter and it not being necessary to retain the whole of the household domestic and other effects I empower my Trustees to select there from what articles my daughter will require and give the following things to my nephews. To Robert Douglas Woodrow the portraits in oils in gold frames of his Great Grandfather James Stevens and his Uncle James Stevens, eight mahogany chairs, the best dinner service, the clock under glass shade with marble base and two china ornaments with square bases by Bauscher.  To Walter Render the best tea service. I should then like the rest of the things valued so that any of my relations can  buy at the valuation price. The articles not required by my daughter or disposed of are to be sold. The proceeds of sale to form part of my residuary estate. And as to all the rest of my estate and effects both real and personal and whether in possession reversion remainder or expectancy or over which I have any power of appointment I give devise and bequeath the same to my Executrix and Trustee upon trust to sell the same and invest the proceeds of such sale in trust securities or to retain my estate in its then state of investment as they shall think fit and to pay the income therefrom to my daughter for life. I rely upon my Trustees to do all in their power to look after my daughter and to see that she has a tranquil and peaceful life. And I empower them to employ someone to be with her and to look after her if they think it advisable either a relative or friend or stranger the question of remuneration to be one for my Trustees to decide. I should like my daughter to have out of the income a small amount of pocket money for her personal needs. If it is found necessary for my daughter to give up our present home and reside elsewhere it would be my wish that she should live with a relative. On the death of my said daughter I direct my Executrix and Trustee to sell the whole of my estate the proceeds of sale being applied in paying the following legacies all duty free. To Florence Amy Leggett Five Hundred pounds. To Lily Hoad Three hundred and fifty pounds. To Millie Knott Three hundred pounds. To Jonny Dawson Three hundred pounds. In the event of her predeceasing me or my daughter I give Clara Henry's legacy to her daughter Emma. To Ellen ___ Five hundred and fifty pounds but in the event of her predeceasing me or my daughter to her son ____ . THIS IS A CODICIL to the Will of me WALTER RAYMENT of 12 Homestead Road Fulham SW6, Retired Foreman of Works, which Will bears the date the twenty sixth day of January One thousand nine hundred and twenty five SUBJECT to the provisions contained in my said Will. I HEREBY REVOKE the gift to Walter Render of the best tea service and BEQUEATH the same to William Leggett and the legacy of One hundred and fifty pounds to the said Walter Render mentioned in my said Will is hereby reduced to the sum of Fifty pounds. I HEREBY increase the legacy given by my said Will to Florence Amy Leggett from Five hundred pounds to Six hundred pounds and the legacy given to Millie Knott from Three hundred pounds to Four hundred pounds. IN the event of Lily Hoad predeceasing me or my daughter I give a legacy of One hundred pounds to her son Douglas ON the death of the said Lily Hoad. This is the last Will and Testament of me Martha Jane Rayment of 12 Homestead Road Fulham SW6 wife of Walter Rayment. I give my daughter Gladys Phoebe Rayment my gold watch and diamond ring, my niece Maud Baker my wide gold bracelet with diamond and pearls, my niece Lily Hoad my diamond and sapphire ring, my niece Millie Knott my long gold brooch, my niece Fanny Dawson my gold ring with pearls and my niece Florence Amy Leggett my long gold watch chain and two ____ bracelets. I give everything else of which I die possessed to my said husband Walter Rayment and appoint him Sole Executor. In the event however of my husband predeceasing me and my not making any other testamentary disposition I appoint Florence Amy Leggett and Lily Hoad Executrixes and Trustees of this my Will and desire them to make payment of all my just debts funeral and testamentary expenses as soon as convenient after my decease and give each of them a legacy of Fifty pounds free of duty as a slight recognition of their services. I give and bequeath to my Trustees all my household furniture and domestic and other effects of a like nature upon trust to permit my daughter Gladys Phoebe Rayment to have the use and enjoyment thereof for her life (subject however as hereinafter mentioned), my Trustees keeping the property insured against fire and in good repair it also being my wish that an Inventory of the furniture and effects shall be taken and a copy kept for reference later on. In the event of it being necessary to make other arrangements for my said daughter and it not being necessary to retain the whole of the household domestic and other effects I empower my Trustees to select there from what articles my daughter will require and give the following things to my nephews. To Robert Douglas Woodrow the portraits in oils in gold frames of his Great Grandfather James Stevens and his Uncle James Stevens, eight mahogany chairs, the best dinner service, the clock under glass shade with marble base and two china ornaments with square bases by Bauscher. To Walter Render the best tea service. I should then like the rest of the things valued so that any of my relations can  buy at the valuation price. The articles not required by my daughter or disposed of are to be sold. The proceeds of sale to form part of my residuary estate. And as to all the rest of my estate and effects both real and personal and whether in possession reversion remainder or expectancy or over which I have any power of appointment I give devise and bequeath the same to my Executrices and Trustee upon trust to sell the same and invest the proceeds of such sale in trust securities or to retain my estate in its then state of investment as they shall think fit and to pay the income therefrom to my daughter for life. I rely upon my Trustees to do all in their power to look after my daughter and to see that she has a tranquil and peaceful life. And I empower them to employ someone to be with her and to look after her if they think it advisable either a relative or friend or stranger the question of remuneration to be one for my Trustees to decide. I should like my daughter to have out of the income a small amount of pocket money for her personal needs. If it is found necessary for my daughter to give up our present home and reside elsewhere it would be my wish that she should live with a relative. On the death of my said daughter I direct my Executrices and Trustee to sell the whole of my estate the proceeds of sale being applied in paying the following legacies all duty free. To Florence Amy Leggett Five Hundred pounds. To Lily Hoad Three hundred and fifty pounds. To Millie Knott Three hundred pounds. To Jonny Dawson Three hundred pounds. To Herbert William Render Two hundred pounds. To Walter Render One hundred and fifty pounds. In the event of any of the above legatees predeceasing me or my daughter I give the legacy to their children who shall survive me or my daughter. To Percy Render Fifty pounds To Ernest Render Fifty pounds. To William Pugh, Walter Pugh, Frederick Pugh and Henry Pugh or the survivors at my death Two hundred pounds to be divided equally between them. To Clara Henry Two hundred pounds. In the event of her predeceasing me or my daughter I give Clara Henry's legacy to her daughter Emma. To Ellen ___ Five hundred pounds but in the event of her predeceasing me or my daughter to her son ____ . I give the balance of my _____ estate to the Trustee who shall be administering my estate at the date of the death of my said daughter or the survivor of them absolutely. On the death of my Trustee Florence Amy Leggett I should like her son William Leggett to take his mother's place and Muriel Render to take the place of my other Trustee Lily Hoad on her death. THIS IS A CODICIL to the Will of me MARTHA JANE RAYMENT of 12 Homestead Road Fulham SW6, Wife of Walter Rayment which Will bears the date the twenty sixth day of January One thousand nine hundred and twenty five SUBJECT to the provisions contained in my said Will. I HEREBY REVOKE the gift to Walter Render of the best tea service and BEQUEATH the same to William Leggett and the legacy of One hundred and fifty pounds to the said Walter Render mentioned in my said Will is hereby reduced to the sum of Fifty pounds. I HEREBY increase the legacy given by my said Will to Florence Amy Leggett from Five hundred pounds to Six hundred pounds and the legacy given to Millie Knott from Three hundred pounds to Four hundred pounds. IN the event of Lily Hoad predeceasing me or my daughter I give a legacy of One hundred pounds to her son Douglas ON the death of the said Lily Hoad. This is the last will and testament of me EMMA RAYMENT of Number 15 Hartismere Road Fulham in the county of Middlesex widow. I hereby revoke all former wills and testamentary dispositions made by me. I appoint my daughters Emily Lucy Rayment and Emma Jane Rayment to be EXECUTORS and trustees of this my Will. Whereas my husband Joseph Rayment died on the 3rd day of November 1900 intestate possessed of the following property viz four freehold cottages known as numbers 1 3 5 and 7 Windmill Grove Croydon in the county of Surrey. And whereas the above mentioned four freehold cottages were purchased by my husband out of moneys belonging to me and forming part of my separate estate. And whereas after the death of my said husband my eldest son and the other members of my family entered into an agreement which is dated 30th day of March 1901 whereby it was agreed that the said cottages should belong to me absolutely my eldest son waiving what interest he had therein and I was thereby empowered to dispose of same and certain household furniture by my will amongst my children. And whereas I am also possessed of certain other property consisting of viz a freehold house known as number 15 Hartismere Road Fulham in the county of London and a leasehold house known as number 13 Homestead Road Fulham aforesaid. And whereas I advanced to my said son Joseph Henry Rayment on the 29th day of April 1903 on account of his share in my said property the sum of £60 in respect of which he was to pay me interest at the rate of four pounds per cent per annum from the date of such advance. And whereas on the 28th day of April 1903 I advanced to my same son another sum of £50 upon the same terms. And whereas no interest has been paid by my said son upon the said sums which still remain unpaid. And whereas on the 30th day of September 1897 I advanced to my son Walter Rayment to sum of £200 on account of his share in the said property with interest at the rate of £4 per cent per annum which was to be paid by him from the date of such advance. And whereas the said sum of £200 together with interest from the date of the advance and at the rate aforesaid is still remaining owing by my said son to me I give devise and bequeath all the said property comprised in and dealt with by the said agreement to my said executors and trustees Upon trust as soon as conveniently may be after my decease to sell call in and convert the same into money and after payment of my just debts funeral and testamentary expenses to pay and divide the net proceeds of such sale calling in and conversion unto and equally between all my children the said Joseph Henry Rayment, Emily Lucy Rayment, Walter Rayment, Clara Money (the wife of Hugh Money), Alice Schmidt (the wife of Charles Schmidt), Emma Jane Rayment and Ellen Lavinia Lane (the wife of Frank Lane) but I direct that my said sons Joseph Henry Rayment and Walter Rayment are to bring into account or to pay to my said executors and trustees the said sums advanced to them by me with interest at the rate of £4 per cent per annum from the date of each advance before taking any share or interest under this devise and bequest. I also give devise and bequeath all the residue of my real and personal estate unto my said executors and trustees upon trust as soon as conveniently may be after my decease to sell call in and convert the same into money and after payment of my just debts funeral and testamentary expenses to pay and divide the net proceeds of such sale calling in and conversion unto and equally between my said children but I direct that my said sons Joseph Henry Rayment and Walter Rayment are to bring into account the balance of the money owing by them and advanced by me as aforesaid or to pay the same with interest as aforesaid to my said executors and trustees before taking any interest or share under this devise and bequest unless the whole of the said debts and interest thereon have been paid and satisfied on the division under the first devise and bequest contained in this my will. I declare that the trustees for the time being of this my will shall have a discretionary power to postpone for such period as to them shall seem expedient the sale calling in or conversion of any part of my real or personal estate and I empower my trustees to pay the rents and income derived from my said estate until such conversion takes place equally between my said children subject to my said sons accounting for the said sums advanced to them by me and the interest thereon at the rate aforesaid.
