DEED

Stephen Bigney and wife To George Bigney Senior and Alexander Langille Senior.
Registered April 14, 1848, at 12 o'clock noon on the certificate of Alex McKenzie, pursuant to law.

This Indenture made this thirteenth day of April in the year of our Lord
one thousand and eight hundred and forty eight.
Between Stephen Bigney of River John in the County of Pictou,
Yeoman,and Hannah his wife of the one part, and
George Bigney Senior and Alexander Langill Sr. both of River John
aforesaid in the County aforesaid, Yeomen, of the other part.

Witnesseth, that the said Stephen Bigney and Hannah his wife
for and in consideration of the sum of sixty pounds of lawful money
of the province of Nova Scotia to them in hand,
paid by the said George Bigney Senior and Alexander Langill Sr.
at or before the executing of these presents.
The receipts whereof is hereby acknowledged.

Have and each of them Hath granted, bargained, sold, enfeoffed,
released, conveyed and confirmed, and by these presents do and each of
them doth grant, bargain, sell, enfeoff, release, convey and confirm
unto the said George Bigney Senior and Alexander Langill Sr.,
their Heirs and Assigns all that certain lot of land situate,
lying and being on the Eastern side of River John in the County of Pictou
aforesaid abutted, bounded and described as follows:

Beginning at a stake on the eastern margin of the River John, aforesaid,
at a distance of 2 chains and ninety three links downstream from a certain Mill Dam,
now erected across said river, and running thence north sixty degrees east,
three chains and eighty seven links to a stake and stones,
thence south twelve degrees west, three chains and twenty five links to a stake
and stones,thence south thirty eight degrees east,
five chains and twenty five links to a stake near a small spruce tree,
thence south fifty two degrees west one chain and fifty links, or to the
eastern side of River John and thence north-west the several courses of
the said river downstream,to the place of Beginning.
Containing one acre and one half, be the same more or less.
Also all the right, title, privilege, claim and demand whatsoever of the said
Stephen Bigney and Hannah his wife and their Heirs.
Into, out of, or upon a certain Mill Dam now erected in front of said lot of land
above described as aforesaid, with the waters thereof,
also the privilege of a road leading from the northern angle
of the said described lot of land to the Main road leading up the river.

Together with all the houses, buildings, woods & ways, waters &
watercourses, improvements, hereditaments, privileges and appurtenances
to the said described lot of land and premises belonging or in anywise
appertaining and the reversion and reversions remainder and remainders.
Rents issues and profits thereof and also all the estate, right,
title,use, trust, interest, property claim and demand whatsoever both at
law and at Equity of him the said Stephen Bigney and all the Dower,
or right or title to Dower, or other interests of her the said Hannah his
wife into of or upon the said lot of land and premises and privileges
above granted or any parcel thereof.

To have and to hold the said lot of land and all and singular other the
privileges and the premises hereby granted and conveyed or mentioned or
intended so to be with them and every of these appurtenances unto him
the said George Bigney Senior and Alexander Langill Sr, to their several
and respective Heirs only use benefit and behoof of them the said
George Bigney Senior and Alexander Langill Sr.
and their several and respective Heirs and Assigns forever
And the said Stephen Bigney, for himself, his Heirs, Executors, and Assigns,
doth hereby covenant promise and agree to and with the said
George Bigney Senior and Alexander Langill Sr. and
their Heirs the aforesaid granted land and premises with the
privileges and appurtenances to the said George Bigney Sr. and
Alexander Langill Sr. and their Heirs and Assigns,
against the lawful claims and demands of all and every person or persons
whomsoever will warrant maintain and forever defend by these presents.

I witness whereof the said Stephen Bigney and Hannah his wife
have hereto severally their names subscribed and seals
affixed the day and year first above written.

Received on the day of the date of the foregoing Indenture from the
therein named George Bigney Senior and Alexander Langill Sr.
the sum of sixty pounds of lawful money of Nova Scotia being in full the
consideration therein mentioned to be paid by him to me.

Be it remember that on the thirteenth day of April 1848,
Personally appeared before me,
the subscriber, one of Her Majesty's Justice of the Peace for the County of Pictou,
Mrs. Hannah Bigney, a party to the foregoing indenture and wife of Stephen Bigney,
also a party thereto, who being by me examined separately,
apart from her said husband, acknowledged that the said indenture
was by her executed for the purposes therein set forth,
and that freely and voluntarily, without force or compulsion on the part of her said husband.
All of which, in my capacity aforesaid, thereby certify.

I hereby certify that John Gould,
one of the subscribing witnesses to the foregoing deed,
came personally before me and made oath that he was
present and witnessed the execution of the same by the parties whose
names and seals are subscribed and set therein.
