This indenture made this twenty-third day of March, the year of our Lord one
thousand and eight hundred and forty-two between
Lewis Langill, Senior of River John in the County of Pictou, Yeoman of the one part
and Lewis Langill of River John aforesaid County of Pictou aforesaid farmer and
son of the said Lewis Langill of the other part witnesseth that the said Lewis Langill, Senior
for and in consideration of the sum of one hundred pounds
of lawful money of Nova Scotia to him in hand paid by the said
Lewis Langill, his son, at or before the execution of these presents
the receipt whereof is hereby acknowledged hath granted, bargained, sold, aliened,
enfeoffed released and confirmed unto the said Lewis Langill (his son),
his heirs and assigns all that certain lot of land, situate lying and being
on the north side of the main road from River John to Tatamagouche
in the settlement of River John in the county of Pictou aforesaid, abutted, bounded
and described as follows:
Beginning on the north side of said main road from River John to
Tatamagouche and on the west boundary line of lands belonging to
Peter Mattatall and running from thence west along the north side of
the said main road seventeen chains and ninety links to a stake on the
said north side of the said road, thence north forty-five chains to a
stake on the rear of the first division of lots on the straits of
Northumberland thence east along said rear line seventeen chains and
ninety links to a stake on said rear line at the north west angle of
Mattatall lands aforesaid and thence south on said lands forty five
chains to the place of beginning containing eighty acres more or less
together with all and singular the houses, outhouses buildings, woods,
ways, waters, watercourses, improvements, hereditaments, privileges
and appurtenances thereto belonging or in anywise appertaining and the
reversion and reversions remainder and remainders,. rents, issues and
profits thereof and also all the estate, right, title, use, trust,
interest, property, claim, and demand whatsoever both at law and in
equity of him the said Lewis Langill, Senior, in, to, out, of or upon
the said lot of land and premises above granted and conveyed and any
part thereof to have and to hold, the said lot of land and all and
singular other the premises, hereby granted and conveyed or mentioned
or intended so to be with their and every of their appurtenances unto
him the said Lewis Langill (son of the said Lewis Langill, Senior ) his
heirs and assigns to his and their only proper and absolute use, benefit
and behoof forever and the said Lewis Langill Senior for himself, his
heirs, executors and administrators, doth hereby covenant, promise and
agree to and with the said Lewis Langill, (his son) his heirs,
executors, administrators or assigns in manner and form following that
is to say that at the time of executing these presents,
he the said Lewis Langill, Senior is and stands seized of an absolute of inheritance
in Fee Simple of, and the said lot of land hereby granted and conveyed
or intended so to be without any condition or encumbrance whatsoever and
that he hath good right, full power and lawful authority to sell and convey
the said lot of land and premises in manner and form as the same are herein and
hereby sold and conveyed or mentioned or intended so to be and also that he the said
Lewis Langill, Senior and his heirs the said lot of land and premises
above granted to the said Lewis Langill (his son), his heirs and assigns,
against the claims and demands of all and every person and persons
whomsoever claiming or to claim in, by or under him the said Lewis Langill, Senior,
will warrant, maintain and forever defend by these presents , in witness
whereof the party hath hereunto his name subscribed and seal affixed
the day and year first above written

Received on the day of the date of the foregoing indenture from
the therein named Lewis Langill,
the sum of one hundred thirty pounds of lawful money of Nova Scotia
being the full the consideration money therein mentioned to be paid by him to me.

Be it remembered that on this twenty-third day of March in the year of our Lord,
one thousand eight hundred and forty-two,
personally appeared before me the subscriber one of Her Majesty's Justices of the Peace
for the county of Pictou,
Mrs. Margaret Langill a party to the foregoing indenture and
wife of Lewis Langill, Senior, also a party thereto who being by me examined
separate and apart from her said husband acknowledged that she
executed the said indenture freely and voluntarily without force or compulsion
on the part of her said husband thereby or for the purpose of thereby
resigning and relinquishing all her right and title to dower or other
interest whatsoever in, to, out, of or upon the lot of land and
premises within conveyed.
