This Indenture made the twenty-seventh day of November in the year of our Lord
one thousand and eight hundred and fifty-five between
Alexander McQuarrie of River John in the County of Pictou, Merchant, and
Elizabeth, his wife, of the one part and
William Langill, Esquire, of River John, County of Pictou aforesaid, of the other part.

I witnesseth that in consideration of the sum of one hundred and thirty pounds
of lawful money of Nova Scotia to them in hand paid by the said
William Langill at or before the execution of these presents the receipt
whereof is hereby acknowledged.
They, the said Alexander McQuarrie and Elizabeth, his wife,
have and each of them doth grant, bargain, sell, alien, enfeoff, release,
convey and confirm unto the said William Langill, his heirs and assigns
all that certain lot or piece of land situate lying and being at Seal Creek
so called on the southern shore of the Straits of Northumberland in the County of Pictou
aforesaid, abutted, bounded and described as follows.

Viz: Beginning on the said southern shore of the aforesaid Straits of Northumberland
at a stake the northwest angle of land now granted to Edward Munro and
running thence south on said Munro's lot eighty chains to the rear line of the
first division of lots on said Straits thence west along said line
fourteen chains and fifteen links to a stake at the southeast angle of
a lot formerly owned by Nelson Joudry thence north on said Nelson Joudry's
lot eighty chains or so to a stake on the southern shore of the Straits aforementioned
passing a stake drove in the margin of a certain piece of marsh near the shore and
thence easterly the several courses of said shore along the same,
to the place of beginning containing one hundred and thirty acres more or less
with all and singular the privileges and appurtenances to the said lot
of piece of land belonging or in anywise appertaining the revision or remainders,
rents, issues and profits thereof, and also all the estate right, title, interest,
property claim and demand whatsoever, both at law and in equity of him
the said Alexander McQuarry and all Dower or right or title to Dower
or other interests of her the said Elizabeth, his wife,
into, out of or upon the same or any part or parcel thereof with the
appurtenances unto him the said William Langill, his heirs and assigns
so his and their only proper use, benefit and behoof forever.
And the said Alexander McQuarrie for himself, his heirs and executors and
administrators doth hereby covenant with the said William Langill,
his heirs and assigns as follows.
That is to say, that at the time of the execution of these presents, he,
the said Alexander McQuarrie, is lawfully sized of an indefeasible estate in
Fee Simple of and in the said lot or piece of land and premises with the
appurtenances before described and hereby sold and conveyed or intended
to be, and that he hath have right, full power and lawful authority to sell
and convey the same in manner and form as the same are herein and hereby
sold and conveyed and intended so to be and also that he the said
Alexander McQuarrie and his heirs the said land and premises and every part and
parcel thereof together with the appurtenances unto him the said
William Langill, his heirs and assigns again the lawful claims and demands
of all and every person and persons whosoever will warrant, maintain and
forever defend by these presents.

In witness whereof the said parties have hereunto set their hands and seal
the day and year first herein before written.

Received on the first day of December from William Langill therein named
the sum of one hundred and thirty pounds of lawful money of Nova Scotia
being the full consideration therein mentioned to be paid by him to me.

Be it remembered that on the first day of December, in the year of our Lord,
one thousand, eight hundred and fifty-five before me the subscriber,
one of her Majesty's Justices of the Peace for the county of Pictou,
there personally appeared Mrs. Elizabeth McQuarrie,
a party both within Instrument and wife of Alexander McQuarrie
who is also a party thereto who being by me examined acknowledges
that the said Instrument was by her executed for their purposes therein
set forth and that freely and voluntarily without force of compulsion
in the part of her husband.
