This Indenture made this nineteenth day of February in the year of our Lord
one thousand and eight hundred and forty four.
Between Benjamin Langill of River John in the County of Pictou,Yeoman,and Hannah his wife

of the one part, and William Langill of River John aforesaid in the
County aforesaid,Yeoman, of the other part. Witnesseth,that the said
Benjamin Langill and Hannah his wife for and in consideration of the sum

of sixty pounds of lawful money of the province of Nova Scotia to them
in hand, paid by the said William Langill at or before the executing of

these presents. The receipts whereof is hereby asked acknowledged.

Have and each of them Hath granted, bargained, sold, aliened, enfeoffed,

released and confirmed, and by these presents do and each of them doth
grant, bargain, sell, alien, enfeoff, release and confirm unto the said
William Langill, his heirs and assigns forever a certain lot or parcel
of land situate, lying and being that is to say

Beginning on the South-western side of the Harbour of River John at the
west angle of a lot of land belonging to George Gratto Senior and
running thence South, forty five degrees west, eighteen chains to the
Northern side of the main road leading from River John to Tatmagoush,
thence Westerly along said road thirteen chains to the south-east
boundary of James Paterquins lot,
thence North forty five degrees East along said line
twenty eight chains to the south-western side of the Harbour aforesaid
and then south-easterly along the same, ten chains and
fifty links measured at right angles to the side lines,
to the place of Beginning.
Containing twenty four acres, more or less, with all and singular
the buildings and improvements,woods,ways,waters,watercourses,
easements, heirititaments, privileges and appurtenances belonging or
in anywise appertaining and the reversion and reversions remainder and remainders.
Yearly and other rents issues and forfeits thereof and also
all the estate, right, title,interest,claim, property and demand of him
the said Benjamin Langill with at law and equity and all the dower,
or right or title, to dower, or rights of heir the said Hannah his wife
into of or upon the said lot of land and premises above granted or any
part thereof.

To have and to hold the said lot of land and all and singular others
the premises hereby granted and conveyed or mentioned or intended so to
be with them and every of these appurtenances unto him
the said William Langill, his heirs and assigns, to his and their
only proper and absolute use benefit and behoof forever and
the said Benjamin Langill doth hereby for himself his heirs,
executors, administrators and assigns covenant promise and agree to and with
the said William Langill his heirs, executors, administrators and assigns
in manner and form following that is to say that
at the time of executing these presents
he, the said Benjamin Langill is and stands
seized of an absolute estate of inheritance.
In fee simple of and in the said lot of land hereby
granted and conveyed or intended so to be without any condition or
encumbrance whatsoever and that he hath good right full power and
lawful authority to sell and convey the said lot of land in manner and
form as the same is hereby sold and conveyed or mentioned or intended so
to be and also that the said Benjamin Langill and his heirs and the said
lot of land and premises above granted to the said William Langill his
heirs and assigns against the lawful claims and demands of all and every
person or persons whomsoever will warrant maintain
and forever defend by these presents.

I witness whereof the parties hereto have to these presents their names
subscribed and seals affixed the day and year first above written

Received on the day of the date of the foregoing Indenture from the
therein named William Langill the sum of sixty pounds of lawful money of
Nova Scotia being in full the consideration therein mentioned to be paid by him to me.
