For and in consideration of six hundred dollars in hand paid to me by C.
O. Walker I have this day bargained and sold to the said C. O. Walker the
following described tract of land lying in Sumner County, Tennessee known
as the Grim Tract described as follows to wit: Beginning at a white oak on
the ridge marked S A in W. Douglass line running North 16 & 4/10 poles
to a stake, thence East 100 poles to a stake in Armstrong line, thence South
36 poles to a red oak formally R. Willis North West corner, thence West from
2 to 4 poles to a dogwood at the corner of Armstrong's fence, thence South
with said fence 77 poles to a stake, thence West 67 poles to a buck and dogwood,
thence North 32 poles to a buck dogwood and hickory, thence East 25 poles
to a hickory and dogwood, thence North 45 poles to buck continuing North
20 poles to a buck & hickory near Knob Springs, thence West 54 poles
to the beginning containing 41 acres more or less to have and to hold by
the said C. O. Walker for her own use & separate benefit free from the
debts of her present or any future husband. She may have the title to the
said above named land. I will & do hereby warrant and forever defend
to the said C. O. Walker her heirs and assigns. Given under my hand and seal
this 8th of December AD 1873.

before me Jesse Cage, Clerk of the County Court of said County, L. W. Walker
Jr. and Pauline E. Walker subscribing witnesses to the foregoing instrument
who being first sworn dispose and say they are acquainted with J. M. Walker
the bargainer and that he acknowledged the execution of the foregoing instrument
in their presence to be his act and deed on the day it bears date for the
purposes therein expressed. Witness my hand at office this the 10th March
1874.
