This indenture made this 25th day of July A.D. 1899 between J.J. PERKINS and wife JANE PERKINS of Marshall, in the State of NC of the first part and A.J. & J.E. RECTOR of Hotsprings, NC of the second part. Witnesseth that the said parties of the first part for and in consideration of the sum of seventy five dollars - fifty dollars of which is to us in hand paid by the said parties of the second part, the receipt of which is hereby acknowledged, and a note for $25.00 dated July 25th 1899, and due and payable twelve months after date drawing interest from date, and to secure the payment of said note a specific lien is hereby retained on the property hereof conveyed, have granted, bargained, sold and conveyed, and do hereby grant, bargain, sell and convey unto the said parties of the second part the following described premises to wit, Situated in District No. 6 in Cocke County, TN and in the Town of Newport the same being Lot No. 7 in Block 5, of the Newport Developement Co. Addition to the Town of Newport, as is shown by the map of said addition now on file in the Register's Office of Cocke County, TN, with the hereditaments and appurtenances thereto appertaining hereby releasing all claim to Homestead and Dower therein. To have and to hold the said premises to the said parties of the second part their heirs and assigns forever. And the said parties of the first part for themselves and for their heirs and executors and administrators do hereby covenant with the said parties of the second part, their heirs and assigns that they are lawfully seized in fee simple of the premises above conveyed and have full power, authority and right to convey the same. That said premises are free from all incubances and that they will forever warrant and defend the said premises and the title thereto against the lawful claims of all persons whomsoever.
