This indenture made and entered unto this the fifteenth day of December and in the year of our Lord one thousand eight hundred and fifty three between J.J. GUDGER and M.P. PENLAND of the one part and JOEL RECTOR of the other part witnesseth that for and in consideration of the sum of two hundred dollars to us in hand paid by the said RECTOR the receipt whereof is hereby acknowledged hath bargain and sold and by these presents doth bargain and sell unto the said JOEL RECTOR a certain piece of land on the west side of French Broad River joining his other lands on the south and east beginning on a white oak & chestnut, the southwest corner of the old tract he now lives on granted to LEWIS RECTOR and runs east thirty four poles to a post oak on the top of a ridge, then south six degrees east one hundred and twenty seven poles to a hickory on the side of a hill and in site of the river the same course forty one poles to a stake supposed to be on CANDLER line and not far from the river, then west two hundred and eighteen poles to a stake, then north forty one poles to a stake at the corner of his ninety acre tract, then east fifty eight poles with the line of the ninety acre tract to a gum on the top of a ridge, then north with the line of the same tract one hundred and ten to a black oak near the ridge road and near the corner of POLLY or ELIHU W. RECTOR'S fence then norhtward and along the top of the ridge and with the narrow meanders of the ridge road to a post a little on the south east side of the top of the ridge the corner of a fifty grant granted to said JOEL RECTOR then east fort poles to a white oak on the line of the old tract granted to LEWIS RECTOR and the beginning of the fifty acre tract referred, then south along the line of the old grant fifty five poles to the white oak and chestnut the beginning containing two hundred acres more or less. Together with all ways, woods, waters mines, minerals, hereditaments and appurtenances these unto shall and will warrant and defend the same free and clear from all claims unto him the said JOEL RECTOR his heirs and assigns. In testimony whereof we have hereunto set our hands and seals the day and date first above written signed sealed in the presents of us.
