M1 = description of property
M2 = any other information or explanations about the transaction
M3 = where (and when) the deed was proven

Grantee1 and Grantor1 are intended for the Principal roles. The rest (lower-case labels) are intended for non-principal (witness) roles.

Grantee1 sentence:
[:CR:][:TAB:][R:Grantee1] <and [R:cograntee]> bought [M1] <adjoining [R:adjoinee]> <[L]> <from [R:Grantor1]> <and [R:cograntor]> <[D]>. <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>.

Grantor1 sentence:
[:CR:][:TAB:][R:Grantor1] <and [R:cograntor]> sold [M1] <adjoining [R:adjoinee]> <[L]> <to [R:Grantee1]> <and [R:cograntee]> <[D]>. <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>.

cograntee sentence:
[:CR:][:TAB:][R:cograntee] was a cograntee with [R:Grantee1] in the purchase of [M1] <adjoining [R:adjoinee]> <[L]> <from [R:Grantor1]> <and [R:cograntor]> <[D]>. <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>. <[M0]>

cograntor sentence:

adjoinee sentence:
:CR:][:TAB:][R:adjoinee] is named as a neighbor whose land adjoined [M1] <[L]> that was being sold <by [R:Grantor1]> <and [R:cograntor]> to <[R:Grantee1]> <and [R:cograntee]> <[D]>. <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>. <[M0]>.

neighbor sentence:
[:CR:][:TAB:][R:neighbor] is named as a neighbor whose land adjoined [M1] <[L]> that was being sold <by [R:Grantor1]> <and [R:cograntor]> to <[R:Grantee1]> <and [R:cograntee]> <[D]>. <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>. <[M0]>.

Note: neighbor is identical to adjoinee. There are occasions when it may be desirable to distinguish two different groups of neighbors.

wit sentence:

prover sentence:

prevowner sentence:
[:CR:][:TAB:][R:prevowner] is mentioned as a previous owner of [M1] <[L]> that was being conveyed <by [R:Grantor1]> <and [R:cograntor]> to <[R:Grantee1]> <and [R:cograntee]> <[D]>. <The land adjoined that of [R:adjoinee].> <[M2].> The deed was witnessed by [R:wit] and proved <by [R:prover]> <at [M3]>. <[M0]>.

    I make frequent use of the prevowner role. Reference to [R:prevowner] (or any other role) can be made in the memo [M2] without having to edit the sentences.

For example, with the following memo

100 acres on Hunting Creek||The cost was 200 dollars. It was part of a conveyance from [R:prevowner] to this Grantor recorded in Deed Book 15: page 349||the May Session of Court 1817

The output, say, for the adjoinee (neighbor) might be

Benjamin Bean is named as a neighbor whose land adjoined 100 acres on Hunting Creek in Rowan County, North Carolina, that was being sold by Francis Neely to George Emerson on 19 Oct 1814. The cost was 200 dollars. It was part of a conveyance from Samuel Neely to this Grantor recorded in Deed Book 15: page 349. The deed was witnessed by Samuel Gray and Samuel Van Etton and proved by Samuel Van Etton at the May Session of Court 1817.
