Mrs. Mary [Spiller] Watts to Lorin Chapman
02 February 1853

Be it Known and remembered, that on this second day of February in the year of our Lord one thousand Eight hundred and fifty three and in the year of the Independence of the United Stated of America, the seventy Seventh,

Before me Gastin T. Raoul recorder of said Parish, and duly commissioned and sworn and authorised by law to exercise the powers of Notary Public therein, personally came and appeared Mistress Mary Spiller of lawful age, wife of Jacob J. Watts, and by her said husband fully authorised in the execution of this act, both citizens of said Parish of Livingston who did declare and say, that for the consideration hereinafter expressed she does by these presents, grant, bargain, sell, convey, transfer, assign, and set over with a full guarantee against all troubles, debts, mortgages, claims, evictions, donations, alienations, or other incumbrances whatsoever unto Mr. Lorin Chapman, also a citizen of the same Parish and state who is here present a ccepting and purchasing for himself his heirs and assigns, and acknowledging delivery and possession thereof, a certain tract or parcel of land situate lying and being in the Parish of Livingston containing three hundred twenty four 10/100 acres and described as follows, viz:

The W 1/2 of the W 1/2 of section seven, of Township seven, South of Range eight east, being one hundred & Sixty 10/100 acres and lots numbers and Six of section twelve of township seven South of Range Seven east containing One hundred & Sixty four acres, together with all the building improvements and privileges to the same belonging, being the same lands for which letters patent been issued numbered 1121 and 1122, in the name of Burlin Childress, dated at the City of Washington on the 22nd day of February A. D. 1851.

To have and to hold the said property unto the said purchaser, his heirs and assigns, to their proper use and behoof, forever; and the said vendor for himself, his heirs & assigns said land to said purchaser, his heirs and assigns, shall and will warrant and forever defend against the lawful claims of all persons whomsoever by these presents; the said vendor moreover subrogating the said purchaser to all the rights and actions of warranty which she has or may have against her own vendor or the vendors of her vendor hereby authorising the said purchaser to exercise the said rights and actions in the same manner as she might or could have done.

This sale is made for and in consideration of the sum of Eight hundred Dollars in the Note of the purchaser at twelve months from the date hereof the payment of which is secured by special mortgage retained on said land & the said obligation paraphed by me recorder to identify the same with this act the receipt is hereby fully acknowledged, mortgage, certificate shows the property herein conveyed to be free of Mortgage. Done and passed at the said Parish of Livingston the day on the and year first above written, in presence of Homer G. Cogens, Hiram Turnage, legal witnesses signed with the parties and me, Recorder.
