Before me W. R. Bellows J. P. and exofficio Notary Public in and for Montague Co., Texas on this day personally appeared D. F. Southward and wife Annie Southward, J. F. Box and wife M. F. S. Box, F. M. Walker and wife E. E. Walker, J. S. Southward and wife A. B. Southward, M. J. Howell wife of John Howell all well known to me with the exception of Annie Southward wife of D. H. Southward who was proven to me on the oath of F. M. Walker to be the persons whose names are subscribed to the foregoinginstrument and acknowledged to me that they executed the same for the purposes and consideration therein expressed and the said Annie Southward wife of D. H. Southward, M. F. S. Box, wife of J. H. Box, E. E. Walker wife of F. M. Walker, A. B. Southward wife of J. S. Southward, M. J. Howell, wife of John Howell, having been examined by me privily and apart from their husbands and having the same by me fully explained to them the said Annie Southward, M. F. S. Box, E. E. Walker, A. B. Southward, M. J. Howelll acknowledged such instrument to be their acts and deeds and they declared that they had willingly signed the same for the purposes and consideration therein expressed and that they did not wish to retract it. "Joseph and Lou Box witnessed a deposition concernint the estate of Iradell. She was actually present at that time"
"Francis Marvin Walker appeared before the judge to swear that Sarah Jane Leeper, Ellen E. Walker, D. Frank Southward, James L. S. Southward, M. Lousiana, F. Box, and William H. Southward (deceased) were all of the said heirs of Iradell's estate. "

The State of Texas - Co., of Montague"Know all men by these presents that I, J. F. Box of the Chickasaw Nation I. T., for and in consideration of the sum of Ten Dollars to me, in hand, paid by M. R. Box the receipt of which is hereby acknowledged has granted paid and conveyed and by these presents do grant, sell, and convey unto the said M. R. Box of the Co., of Montague and state of Texas all of my undivided interest in and to Eighty acres of Land more or less out of the Mary B. Box pre-emption Survey of the acres situated in Montague Co., Texas on the waters of Denton Creek about 13 miles S. 38 degrees East from the town of Montague and was patented to the heirs of Mary B. Box, deceased, by Patent dated July 31st, 1883, No. 476, Vol. 45, and the Eighty acres of land hereby conveyed Is described as beginning at the East cor.of said Survey. Thence S. 45 degrees West with S E B line of same 367 yards to a branch running on a North Westerly direction. Thence with the meanderings of said branch to the mouth on Braden Creek cor.Thence N. 51 degrees West with said creek 140 yds a cornerThence N. 20 degrees West with same 120 yds car in branch Thence N. 45 degrees W 280 yds to corner in N. W. B. line of aforesaid Box Sur. Thence N 45 degrees E with said line 410 yds. to the N. Cor of same. Thence S. 45 degrees E. with NEB line of said sur. 1096 yds to the place of beginning.
To Have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in any wise belonging unto the said M. R. Box, his heirs, and assigns forever. And I do hereby bind myself, my heirs, Executors and administrators to warrant and forever defend all and singular the said premises unto the said M. R. Box, his heirs, and assigns against every person whomsoever lawfully claiming as to claim the same or any part thereof.
